Grainhouse Arts Terminal reimagines Brooklyn’s 1922 Red Hook Grain Terminal as a cultural engine and climate-resilient landmark for New York. A collaboration between SMA × Marcus.House, the project transforms an industrial relic into a centre for creativity, performance, and community. The 54 silos are preserved and reimagined to house 120,000 square feet of flexible space, including a performance hall for live music, exhibitions, and public events. The concrete shell is lightly refurbished to celebrate its raw character, while the exterior becomes an active public realm with climbing, abseiling, and a dockside cinema accessible by ferry. Above, a greenhouse restaurant and daylight-flooded offices sustain the building’s future, while generative algorithms and prefabricated CLT modules minimise waste and preserve structure. Grainhouse Arts Terminal stands as an emblem of regenerative urbanism, transforming a dormant monument of industry into a vibrant landmark for New York’s creative future.
